Claiming 4 months rent arrears along with 11 moonths of increased rent dating back three years from my ex tenants.
A few months after signing the deed of surrender which had ended the tenancy, my ex tenant sent me two letters, one of which is a 'letter of agreement' with was a cover letter sent via an immigration solicitor to say that they would pay 50% of the rent arrears on the condition that not further claims will be make against them. I have signed for the register posts but not replied to the letters.
I would to know whether there a valid claim for me to pursue, and is it worth making a claim for the full rental arrears etc? As my ex tenants are aware they have made a lot of daamages during their tenancy (as per their offer letter), how can I let them know that arrangements can be made about the damages claim once I have received the full rent arrears.
If there is a valid claim how to proceed? Do I need to send them some documents before making a claim ? and if so, do I need to send it via their solicitor?
