    Could anyone offer any advice please?

    Property purchased where the previous property owner had lowered the land on their side of the boundary creating a step down from the adjoining property.

    Where the step down has been created this is now subsiding and needs attention, I expect a retaining wall will be required.

    Title deeds state repair and maintenance of boundary walls and fences lies with purchased property.

    Who would be responsible for erecting this retaining wall?

    If there is any damage to the adjoining neighbours land due to the excavation who would be liable? Does it rest with the previous property owner even though they have sold or does it pass to the new owner?
