  • Access removal to my garage

My garage opens towards a garage land, garages are owned by a local housing association and I think the land is owned by the council, but I cannot find a record online about that

The housing association has decided to demolish the garages, to build affordable housing. In this process, they are now writing to me that they will remove my access to my private garage, which is within the boundaries of my private property, because it opens towards the land they own (they say ) and I don't have the right to use that land.

The garage was built on this property boundaries in the 1980s, when the whole estate was a council owned land.
I am at a loss as to who to ask for advice about what my rights are. The land registry entry that states it is my property doesn't have a specific covenant regarding my garage and said access

Can anyone recommend a solicitors who could advise me what to do?
The are offering to grant me access upon successful easement contract which, they say, may not be successful..... The information link regarding said easement quotes and estimated cost of upwards 2k.
