  • Renting unnfurnished house and cooker

Tenant rents an unfurnished house. There happens to be a free standing cooker in the kitchen. landlord says house is unfurnished, you can use the cooker, if it breaks you get it professionally repaired or you replace it at your cost and the new cooker is yours.

    1. Is that legal?
    2. Does landlord legally have to provide a cooker when renting out an unfurnished property?
    3. If the landlord has to replace a cooker, does it have to be like for like, free standing or is a table top cooker meeting the legal obligation?

My sister is renting so asking on her behalf

    thank you
