  • About to be made homes less can anyone help?

    We rented a small holding in 2014. The house is on an AST which is now rolling for 5.5 years. The land was on a 12 month grazing license that ended in April 2015 and has never been renewed but we’ve kept using the land and barns. I run my business from one barn and my son started a business last year rearing pigs and selling the pork from the land. The Landlords have visited twice the agents 3 times in 6 years. The EPC had to be done this year at the same time as two piglets escape and chew up a neighbours field. Landlord has gone nuclear about the pigs being here. It says we can have one sow and 2 pigs. Due to Covid and other land being owned by two people who are sheilding we’ve not been able to move them off so there are 42 here but not using more than an acre. Weve spent 6k doing up the barn I use for my business and fenced the fields where it needed doing as there was absolutely none here prior. Is it possible this would be enough for it to have converted to a business tenancy? I’m sure there is some rules with Grazing licenses and when they would be seen by the courts to become business tenancies. They are coming to ‘look round’ On Thursday to see what happens next. Obviouslu we’re making sure everything is tidy and hope to get the majority of pigs out by the time they get here. Can any one advise? Thank you.*
