Hello. Might seem a bit long but background is needed I think.
I live in a 2 bedroom 2 bath small house with another tenant/sharer all other facilities are shared.Both bedrooms have locks. My landlord claims verbally and on paper that he lives in the property but never has. He only declares 1 tenant (and says he lives with the tenant-me) he is signed up to rent a room, its complicated already I know. Its his business and I ask no questions but thought it was to do with income. Recently I found out that its actually to do with the difference between a lodgers agreement and an AST. This really stumped me. I was shocked at the deviousness. He has this facade going to reduce my rights...lodger versus as tenant.
Things have gone wrong in the last few months with me standing my ground regarding the other tenant here. The Landlord keeps letting him do as he wants and I object and am now suffering the consequences- hes threatening me. He is telling me that if I dont put up and shut up I move on.
It has never been easy here. He has created a set up where he is in total control. The house is fully equipped with all his own things and he keeps one of the living rooms as a 'bedroom' for himself except its full to the ceiling as a storage room. He even keeps a coat in the hall. He is constantly around the grounds in the gardens or at his sons next door. He walks in without any notice. Unyet...he chooses who I live with. Does not set any rules or manage us. Does not resolve situations (until now) does not organise cleaning. I have to wait forever for things to get done or make do. No rent book. Cash only. No gas or elec certs. His sons cameras are trained on both houses!
He has been a nightmare. I have never had privacy. I can look out of a window and see him somewhere most days. I moved in to what was a female only house and since the young student left Ive had any bloke he picks from the internet in. I have never changed I am what I stated I was. quiet respectful very clean and tidy I expected him to allow me to live with same. He has turned on me recently and in all my 5.5 yrs here I worked hard and since the beginning of the year I have been signed off with mh issues and though I cause no bother I feel its become something he just doesnt want. His son and family used to be good friends and now no one is speaking to me. Landlord has never stuck to anything he has said or promised.
It has been suggested I attempt social housing. It is too expensive. I feel sure I have AST rights regardless of how it appears on paper. I am not ready to move nor should I be pushed out. It is very distressing.
Is there anything legally I can do to enforce my rights and /or protect myself?
