Hi all, as per the title, Inherited a property, do you need to change the name on the land registry to sell the property?

Being the executor and being a beneficiary are two different roles. When you sell you do it as Executor and the grant of Probate is your legal authority to do so. Who inherits the cash proceeds of the sale is irrelevant to the transfer of ownership at the LR in the simple circumstances described above. It can get more complicated if the beneficiaries intend to keep the house and live in it and only later decide to sell, or if a Will creates a Trust.

Thank you, I am the Executor, have a grant of probate and have inherited 75% of a part buy/part rent property. I was reading different things but got confused with whether i have to/need to. Thanks for the help, much appreciated.

In England/Wales if the deceased was registered as the sole owner of the property, and if the Executor has a grant of Probate and wants to sell the property, then the Executor can transfer the registered owner directly from the name of the deceased to the name of the purchaser. It doesn't need to be registered in the name of the Executor(s) first.
