  • Buying house with charging order

    I’m in the process of buying a house and selling my current property. The sale of my house is materially complete however the purchase has been quite drawn out, taking weeks to get draft contracts, inventory and the title deed.
    Since obtaining the title deed my solicitor informed me that there is a charge registered against the property that they’re awaiting a redemption figure for. This has now escalated on Wednesday when I was then told there’s a pending charge from Anglian Water going in to Land Registry.

    I’m concerned about the time implications of resolving these issues, my solicitor has only said that companies like Anglian Water take longer than a typical mortgage lender who would be 5 working days for a redemption figure and it’s a waiting and chase game.

    Should I have been made aware of all of this right at the start of this journey which was in March 2024? Do I have any rights to challenge the seller on lack of information being provided?

    it’s my dream house so I don’t want to have to pull out but conscious of the potential impact on my seller who will likely be wanting to complete soon.

    I believe that the Charge needs to be paid before you complete , your Solicitor should have advised you of this. It normally is paid/deducted before the seller receives payment
