    I've had a long running dispute with a tenant..predominantly rent arrears in the last 18 months... there was a problem in a bathroom that resulted in an insurance claim which has now been agreed with the insurance company and a complete refit is due to take place in 10 days time.
    I was informed 2 weeks ago by the tenant and about 5 days ago from an environmental officer about an inspection.

    This went ahead today, I was asked late yesterday evening if I could be in attendance but as I am 80 miles away from the property it was just too short notice to arrange cover here to attend
    I had an email giving me 7 days to fix wall sockets that are exposed and to have a full electrical safety report done and delivered to the officer.

    The officer stated she spoke to the tenants...but I don't have tenants in the plural I only have a tenant .. she has been issued with a section 21 and her housing officer has advised this as I have done everything possible to enable her to stay in the property even though the rent is still over 1800 .00 in arrears .

    I am not getting this work done as it would be impossible in the time she has stated ..could someone advise me if the 7 days is the norm please

    When a council housing inspector makes an order for repairs by law you have to make the repairs, if you don't then you'll be opening yourself up to a prosecution from the Council.

    Non payment of rent doesn't negate the requirement to maintain the property, so this argument is mute and the fact you have previously served a section 21 notice is irrelevant. The tenant is entitled to have the repairs done up to the very last day of being in the property.
