Advice Needed - Utility Warrant

    Did you give any of this info in writing to the utility company As stated earlier anyone could call a company and five info does it mean they will take any notice.
    Looks like a coincidence it happened on same day

      But if we forget about all of that for a moment,, I am just trying to establish if the timing of events and the legalities of the property changing legal ownership means that they have acted unlawfully.
      This I would doubt.
      The warrant gives the authorised person(s) a right of entry to a premises; I would guess that, legally, the change of occupier would be immaterial.
      Generally, notification is given to the occupier at least 24 hrs before the right of entry is exercised.

        I agree, pure coincidence and I get your point re the paperwork but,,,
        I had a long conversation with the representative of the utility company and they did ask for a copy of the tenancy agreement, I explained that I didn't have a digital copy available at the time but that I would provide my solicitors email address and they could contact her as she had all of the documents (tenancy agreement, court docs) which she would be happy to send to them.

        It was at this point that the representative said this this would be fine and they would contact her immediately to get the info.
        At no point did they say that it was contrary to their process that they do that and that I, as the landlord, was required to send them the docs,, had they of advised that then of course I would have.

          So is the right of entry warrant served on the premises or the occupier?

            The entry warrant is valid & could be executed even if the premises are unoccupied.

                Ah, some new info?
                But in fairness, application for an entry warrant is a pretty serious step & usually the persons/company seeking permission would ensure that they complied with legal obligations.
                They have been doing this for a long time, & they will/should know the protocols.

                  Apologies,,, I didn't specifically mention that they had not provided me with notice.

                  I wish I had your faith,, my experience is that the bigger the company, the more complacent they become when dealing with what they see as a fairly "normal/regular process"

                  I imagine that they have followed protocol but I am trying to establish if, albeit on a technicality, they have broken the law.

                  Just want to say thanks for your help btw.
