  • Commercial Property Standard Enquiries Form (CPSE1)

    I am in the process of buying an empty industrial unit close to my existing unit. I hope someone could clarify whether the above form is a pre requirement. Do to a lack of progress, I met with the seller and he tells me that my solicitor is asking for this form to be completed. He also tells me that his solicitor says completion of the form is not necessary as I am not purchasing an existing business, only the land and building. Spoke with my solicitor who and said rubbish. However, he would consult with a colleague and get back to me. How is right please. Any help or guidance will be very gratefully appreciated.

    This is the general pre contract enquiry form that is used, as far as I an aware , for all commercial properties, and would be used whether or not the business itself was being purchased.

    You could purchase the property without carrying out any pre contract enquiries: you could purchase at auction without reading the legal pack{ you could do any number of stupid things
    but you would be advised not to.
